I am ready to buy 2020 MacBook Pro with 2.0 GHz Intel Core i5 Quad-Core (10th Gen) processor, 16 GB of RAM, 1 TB SSD drive.

After extensive research, I am inclined to believe that this laptop is prone to overheating. There are far too many reports with similar symptoms. I am aware that all Macs will index the drive after data migration. Many instances of overheating were specifically reported after the indexing has been completed.

What's the final verdict? Overheating is real? Wait? Buy?

My current laptop is mid 2014 MBP 13" Retina with 3.0 GHz dual core i7 processor.

They don’t “overheat”

When you run the CPU at a heavy load For a substantial amount of time, they will warm up. The fans will come on to keep them running under 100 degrees C

all laptops behave this same way

My first 10th gen i5 model got hot all the time. Even with just 1 safari tab open, the palm rest and keyboard would be extremely warm. I just got a replacement, same model, and it's cool to the touch with the same activity. Even using it extensively it got barely warm. My first one was definitely a defect.

To give some context....Ive just set up a $4500 AUD Razer laptop (core i7, 8GB 2070 GPU). It has 4 fans, and even doing minor tasks in Windows 10, the fans are roaring! Much louder than the 16" MacBook Pro Core i9 I had recently.
