You will need to give the buyer the credentials to remove the activation lock. Once that is done, the seller should change the credentials immediately. The other option is to return the MacBook and issue a refund.

You should make a new Sonoma install USB via OCLP, boot into recovery, delete the Sonoma partition and reinstall Sonoma via the USB. Leave it at the setup screen and give the buyer instructions to download OCLP and run the post install patches.
