Any chance that I can grab a 2012 Mini on sale for Black Friday? I'm looking to get one for my fiancé for Christmas

Very unlikely. In my opinion, Apple just is not one of those brands to offer significant enough discounts to warrant the wait nor the hassle to go in person to the already normally crowded stores (or stay up late at night to fight with others on the website).

You are probably better served by buying a refurb Mac Mini and getting a better discount there today, as the refurb units are fixed up to be in new condition on the outside, and carry the same 1 year warranty up front (with the option to extend with Applecare, same as new).

Unlikely to be much of a savings if they are on sale.

This. Based on previous Black Friday sales, a refurb will save you more than a Black Friday sale would presuming that they even put the Mac mini on sale.

Last August, I bought from the Apple Store the 2012 Mac Mini 2.5GZ(refurbished), Apple wireless keyboard and Apple Express(refurbished) with Applecare and it is a great Machine. The Applecare covers all the the above for around the next 3 years.
