I bought an open box phone in "mint" condition that came with a crap battery and dinged up. I'm returning it to the seller. There is a very specific set of instructions I didn't read before the factory reset. They wanted me sign out of iCloud before the factory reset. I don't believe I've ever used iCloud and I don't have it on my Mac. I just signed into the app store to download some hardware test apps.

I did the factory reset and set up the phone again without signing into my Apple account, then did another factory reset. I signed into my apple account on the computer and deleted the device from my account.

Im not sure if the device is 100% wiped clean, or if I need to do anything else prior to returning it....

Basically just resetting and erasing is all you need to do.
