Is it better value to update my iPad Air 2 to a pro and buy IPhone 8 to replace the 7 than waste £1k on an iPhone X?

They'll all depreciate, it's really a question of which will depreciate the quickest.
If Apple reintroduces under-screen Touch ID in next year's flagship phone, the iPhone X will be a lame duck and lose value rapidly IMO.
Of course the iPad Pro 10.5 will also lose value more rapidly if they introduce a bezel-free iPad Pro with wireless charging, 3D touch etc. next year.

Definitely do not waste money forupgrading to iPhone 8 from iPhone 7 as iPhone 8 = iPhone 7 with minor tweaks: wireless charging, new processor, True Tone, etc, which are not biggie. Buying iPhone 8 is spending money for the minor tweaks only. Keep your iPhone 7 and wait for next year iPhone or get the X.
