If your buying any of the iPhone 12 models buy it for the iPhone itself not the 5G
I say this because 5G is in its infancy and the mm wave 5G is available in several cities only when it’s needed to save battery also it won’t go through certain walls etc
If your lucky enough to access 5G the speed difference between mmwave 5G and 4G LTE isn’t that great

If you do buy, make sure your carrier doesn't force you into a higher 5G plan, even though you might not have 5G in your city. Carriers have been silent about that. So don't get caught with your bill going up, AFTER you purchase the phone.
 
I’m buying it for the 5G.

Mid band 5G offers >1Gbps and definitely punches through walls because it uses the same existing frequencies as LTE.
