Iphone 3GS Jailbreak 4.0 (and Installous)

I'm a bit confused. some people say they have done it, others say its impossible till certain teams finish their programs. is there a fairly simple way to jailbreak a Iphone 3GS 4.0?

and about Installous do I need to jailbreak my phone to use it? or is there a way to get installus without jailbreaking? or is it a product of jailbreaking it inherently?

If you are on official 4.0 and you dont have SHSH's stored for previous builts you cannot JB it right now.
Only if you're on previous 3.1.3 or below firmware and with early bootrom and JB you can then update it to custom 4.0 IPSW created with pwnage and be on 4.0 JB with a 3GS.
