Now I have been an apple enthusiast for many years now and I own plenty of their products. I am very satisfied with the apple products I own but am always keen to hear about their new and upcoming products. The latest and much-speculated-upon rumour of a 10.5 iPad to replace or to be a part of the iPad line up is a product that I do not understand. I mean how is an 'upgrade' of a 9.7 to a 10.5 iPad really that useful? I get the 9.7 size vs 12.9 but 9.7 to 10.5? I just don't get it.

In short, the new size allows you to run two full-size apps side by side, as though you had two iPad minis. (Right now on the 9.7 inch you can't do that because the apps run in reduced UI layout when side by side)

I agree with this. Also, I think a 10.5 physical design would allow for reduced Bezels and more viewing area for the Display, which would lead into your point made about the dual applications.
