Another way, which isn’t quite available yet, is Apple‘s new iOS 16 app that hasn’t debuted yet.
It’s called “Freeform” and looks to be more or less exactly what you’re looking for (i.e., a whiteboard).
I’d like to explain things in detail with a picture of some pre-done drawings and then show me adding notes to the drawings in a screen recording with me talking over the top.You could look at Concepts. Maybe overkill for what you need.

Apps like Procreate will do this formally. You could also use a variety of apps and turn on screen recording on the iPad while you draw and talk.
Have you done this before? I’ve made training videos like this and found it pretty hard. My tip is that while you record these things if you make an error just keep going. Be quiet for a bit then repeat the lines that you flubbed. Later you can edit out the bad parts. It helps if you don’t do much on screen while you talk. This makes it easier to cut out the flubbed lines. Hats off to the professionals that make this look easy.
Thank you both—handy tips. I'll make a few practice attempts before I do anything I want to upload to YouTube.Ditto what neutrino17 says about just keep going if you make a mistake. Do a long pause so you have a good break, then restart your narration before the flub. It will be much easier to edit it. It definitely takes practice!
