Next week, I will be posting my MacMini for sale and I need help wiping all the drives making it ready for a new user. (factory reset). I just want to make sure I don’t transfer any personal information, it is free of my Apple ID, etc..
Can someone please list the required/recomended steps?
It is a Late 2012-2.3 Intel Quad Core I7 with 16MB of memory and 2x1TB HD (Server Model)

I would create a USB installer for macOS, boot into that installer, and erase both hard drives using Disk Utility. You can then install a fresh copy of the operating system onto one of the hard drives. It would also be a good idea to reset the computer's PRAM.

I’ve just sold my mini too.

Disk utility doesn’t have a secure erase option these days which is annoying.

I just created a High Sierra usb disk, booted via that and then used disk utility to format the fusion drive in mine.

I then installed High Sierra up to the point where it asks you to select a country.

At this point I shut down the Mac as that’s the point a new user will want to take over the installation.
