I am having the strangest issue with my new ATV 3. I recently moved into a place and decided to take the plunge and go towards a dedicated Mac solution.
Towards this, the place is approximately 900-sq ft, and my mid 2011-iMac 27" with 16GB of RAM, an additional 27" ACD and 2GB Graphics card is the main content host. I then purchased an 2012 AirPort Express to serve as the router (until I can get my 2011 Extreme back from a friend who is using it) and have it located underneath the Apple TV, and about 5 feet from the iMac (with an interior wall separating the two).
I have a 4TB drive hosting the majority of the content, but some is hosted locally on the iMac.
Also, another oddity is that I do not currently have Internet access as I am waiting for a bit as the provider is moving into the area in a month or so.
So, with all of that being said, I am extremely displeased with the performance I am seeing from the AppleTV. I do not have an untoward amount of HD content (most are DVD rips that I have downgraded to around 700MB). When I select the title I wish to play (whether it be movie or TV show) it takes anywhere from 3-5 minutes before it will begin to play, and if it is longer (i.e. a movie) the movie will stop 2-3 times to buffer. This is absolutely ludicrous. Keep in mind I can stream the same content to my iPhone, MBA or iPad with no interruption in service.
I feel as though there must be a configuration error, but other than the AirPort complaining about not having Internet access, there does not seem to be anything amiss.
What gives?

TV3 has some kind of memory bug where it slowly fills up most of it's free space until it gets to some maximum short of actually being full. While this is best guess, you should try what I do when mine starts behaving like yours: unplug, wait 30 seconds, plug it back in and then try the problematic slow-streamer again. If it replicates my experience, it will stream to start faster and won't have many problems. Then, after a while (after you play a number of videos through it), it will start to feel sluggish again. Unplug, wait 30, plug again. For me, this solves your problem every time.
