Selling a Mac

Hi folks,

On friday, I'm selling my iMac to someone and I would like to restore it and wipe it so it would be in it's factory state, like a new one.

Anyone can tell me how to do this please?

P.S. late 2012 27" iMac running OS X 10.10.2 (public beta)
