A big difference to me is the Lightning vs USB-C connector. USB-C is faster and more versatile, particularly with regard to using external storage. Lightning dongles are expensive and single use for the iPad.

A comparison -

Just as the title reads - what can you do on a pro that you could NOT do on, say, an Air 3?
Afaik, there are no apps that are exclusive to the iPad Pro.

Just boils down to performance and features (FaceID, USB-C, quad speakers, better camera and flash, etc).

There's also power output. With the Lightning USB Camera Adapter dongle, you pretty much need to have a charger or power bank for most accessories to work.

Imho though, refurb 2018 iPP at $549/64GB and $679/256GB is better bang for the buck unless you want the extra RAM.

This is because no apps can be developed as hardware specific. Developers can only choose to support from a specific iOS version and above.

Ture, though some apps take advantage of the ipad pro's increased ram.
The latest procreate update lets the newest ipad pro 2020 use more layers than any other generation of ipad or ipad pros.

Not true entirely true. I know of an app which only supports portrait mode on the 12.9” iPad Pro, but no other version: Roon.

And people have had issues getting portrait mode working on the 2020 12.9” iPad Pro, while working fine on 2018 version.

I would say that counts as hardware specific...

I’d be really interested to learn more about this iPad Pro specific app. Do you have a link?

Sure, it is this one: https://apps.apple.com/se/app/roon-remote/id1014764083?l=en

Let‘s see if I can find the developer’s notes about it as well.

It’s not just for iPad Pro. Works on any device with iOS 11 and later.

No, portrait mode is only supported on iPad Pro 12.9", which is what my message said. The app runs fine on all supported devices, but on iPads they only support horisontal mode – apart from the 12.9" IPP which also supports portrait mode.

Ah I see. Apologies. I misread. So yeah specific features within an app could be made available based on device type. Although it’s hard to say which app does that for which feature unless people have really tested the apps on multiple devices.
