When the battery was fully charged to 100%, it took 40 minutes of continuous use before dropping to 99%. There were some occasions of locking the screen but at least 35 minutes was actively used. How come it takes this long to drop only 1%? It then takes about 5 minutes to drop from 99% to 98%

It’s because 100% shown isn’t really 100%. It’s what Apple wants it to be.
They think that it’s better for the battery level to stay at 100% for a while (fake 100%) then to start dropping a few minutes after unplugging the charger.

The battery charge level is a guide. Not an absolute representation of what’s going on with the battery.

But it dropped after 35 minutes of continuous use (without plugging to the charger) from 100% to 99% while it then just took a few minutes (maybe 3 minutes) to drop from 99% to 98% and then it dropped further as normal

That’s how they wanted it to behave.
If you check the charge level with the Mac app Coconut Battery, you’ll see that the battery level the phone displays when it’s displaying 100% and discharging isn’t actually the real level.

It’s probably done to discourage people from plugging in the phone the moment it drops to the real 99%.

It’s normal behavior. Don’t worry about it. It stays the longest at 100% and relatively longer when you charge it to any percentage over 80. Try charging it to anything over 80 and use your device as is. You’d notice a similar behavior.

If you want to see a more accurate battery percentage, connect you phone to a Mac computer and use the Mac app CoconutBattery.
