I searched but I want to make sure:

I bought a base Macmini over the weekend and now want to exchange it for the i7 1T model. So I've got to return the unit to how it came out of the box. I think I have it figured out:

boot up while holding CMD-R and choosing "install new OSX" - correct?

I have everything backed up on a time machine for my stuff...
 
in doing a bit more reading, maybe CMD-OPT R is better? in that it will restore it to what it came with?

Since I'm giving it back to the apple store all I want is my stuff gone..I don't care how I leave it as I assume they will refurb it...

Yes that should work. I would suggest erasing the Macintosh HD in Disk Utility after the option screen comes up when you do a CMD-OPT R boot, then close Disk Utility and click the "Install OSX" option.

Also, to get the "Welcome to Mac OSX Screen" (or something like that) for the new buyer you will want to shut the Mac down at the point that screen comes up after the new install. I have never done that though so someone may know better than I.
