If the 2018 X costs $900 brand new (since rumors have the X Plus starting at $1000), that immediately puts the 2017 X at $800 brand new (although Apple would just discontinue the X but other retailers would discount the older model by $100). That means the X is already at a $200 devaluation for a brand new device. So realistically you're looking at $600-$700 used but I personally would lean towards $600 because if someone is paying $700 for a used 2017 X, you might as well pay $100 more and get a brand new one.

Exactly, very good analysis. OP hoping for 20% loss on a year-old device is unrealistic. 40-45% loss would be around what to expect, maybe a bit less (lost) if it's in really good/pristine condition and you know how to sell it well.

I'm hoping to pick up a used 256 GB iPhone X myself, since Apple almost certainly won't offer that configuration in the X after the new X (whatever it's called) comes out and I certainly won't be able to afford the new one in that capacity. Apple may even drop the 2017 X entirely this year.

thats what im hoping for the sake of people trying to upgrade their x's anytime soon without a massive loss

If the op sold now he would take a 24% loss, since I just sold my x last week.
 
I doubt your going to get that value. Not if the rumors are true and the smaller of the 2 oled models start at $849-$899 range.
I saw a rumor that the OLED model (smaller one) will cost the same as last year ($999 for the 64 GB unit). $899 for the new LED 6.1".

Part of your post is accurate and the other part is not likely.

What seems accurate, It’s been rumored for awhile now, the 5.8 2018 iPhone X will start at $899, which is reduced $100 from where it was in 2017. And the 6.5 X Plus will start at $999 for the base storage model.

What Doesn’t seem accurate in your post, is the 6.1 LCD iPhone is _not_rumored to start at $899, as that is significantly more expensive and that means it would start at the same price as the 5.8 iPhone X, which would make no sense. The actual pricing rumors for the 6.1 LCD iPhone is between $700/$750.

I don't see a 64GB model going for more than $400 and don't see a 256GB going for more than $500 come that time.

My suspicion is that once the XS and XS Plus (if that's what they end up being named) are announced, the current X will be discontinued from the lineup. Thinking about it, since the XS is likely going to be iterative and priced more competitively, it makes almost no sense to keep the current X in the lineup.

Thinking back to 2012 when the 5 released for the 5 year anniversary and was a brand new design, then it was discontinued the following year in favor of the 5C/5S. Granted, I don't think that XS is necessarily going to be the jump over the X that the 5S was over the 5, but I can see history repeating itself this year as far as the X is concerned.

Relatively speaking, of course, the approximate percentage that the iPhone 5 went for in the wake of the iPhone 5C/5S being announced may give an indication about what the X could go for.

400? no way. Theres no way these phones will be worth less then what you can sell an 8+ for a year later.
I sold my 7+ a year after having it for 580.(128gig-850$ new). I still think a 64 gig X will be going for 500-600(256 gigs for 750ish). I mean when have resale values on phones dropped 500$ in a year?
I think apple will discontinue them and offer the newer X's in different storage sizes.
