In mint to near-mint, I'd say closer to $800 is more fair. I've seen NIB 256GB iPhone Xs for under retail ($1049). I picked up a mint 256GB unlocked last week for $805 + $100 eBay coupon for a total of $705 shipped. If I didn't have the coupon I would probably have been more patient and could have likely snagged one for mid $700s in similar condition.
I researched for five days before buying, so I have a pretty good understanding of the used market on these. Anything less than $800 you're likely going to start seeing little scratches and stuff (which isn't necessarily a problem if you get the appropriate discount). It IS amazing how much people are trying to get out of some seriously damaged phones, though.
With that said, once XS and XR supply starts to level out around the new year, expect to see X prices drop at least another 10-15%.
