Mac Mini 2012 Quad Core: help, it feels slooow

Could I ask why you bought the old model mini? The 2014 model just came out and is a huge upgrade over the 2012 model - which is almost two years old at this point.

That's ridiculous. There are folks recording albums with the 2012 Quad-core i7 Mini. His has an issue. The simplest explanation is the most likely.

RAM, because OS X uses the RAM as a cache for the file system and applications.
